Bayley Street lofts
Multi-Family Residential
Mill Rehab
Pawtucket, RI
2005
This was our second mill building renovation and we deployed the lessons we learned to make Bayley Street lofts more energy efficient. The aesthetics of the bricks, heavy timbers and large windows are ideal for this 25 unit artists' live/work complex, but they clash with today's high energy costs. A solution was found that celebrated the dramatic construction without a dramatic energy bill. Truth be told: historic preservation and green design are sometimes in opposition to one another; compromises had to be made, but the building was insulated as much as possible, and energy efficient hvac systems and lighting were installed, and best of all, the building was saved from demolition and has been fully occupied since the renovation (ten years and counting). (Bayley Street Lofts is a National Historic Register site.) Completed 2005.
